PROPERTY ASSESSMENT REVIEW, 2023
NOTICE IS HEREBY GIVEN that the Assessment Rolls for the Charter Township of Madison are on file in the office of the Township Assessor in the township hall, 3804 S. Adrian Hwy, Adrian, MI. 49221 and are available for public inspection on Monday, March 6, 2023.
The Board of Review will have the first meeting on Tuesday, March 7, 2023, at 9 am. to review the assessment roll. The March Board of Review will meet, by appointment, on Monday, March 13th, and also on Thursday March 16th, 2023, from 1:00 p.m. to 9:00 p.m., with property owners who wish to protest their assessments. Any property owner desiring to meet with the Board of Review should call Township Assessor, Amanda Lacelle, at (517) 270-2184 for an appointment. All meetings of the Board of Review are subject to the Open Meetings Act.
Proposal A, passed by the voters on March 15, 1994, places a limit on the value used to compute property taxes. STARTING IN 1995, YOUR PROPERTY TAXES WERE CALCULATED ON TAXABLE
VALUE. State Equalized Value is the Assessed Value multiplied by the Equalization Factor, if any. State Equalized Value must approximate 50% of market value. The Taxable Value is the lowest value of: the 2023 State Equalized Value or the 2022 Taxable Value multiplied by 1.05 which is the Consumer Price Index for the current period. Taxable Value may also increase or decrease due to physical changes in your property. If there was a transfer of ownership on your property in 2022, your 2023 Taxable Value will be the same as your 2023 State Equalized Value. Principal Residence Exemption information required by P.A. 237 of 1994: If you purchased your Principal Residence after June 1 last year, you are required to file a Principal Residence Exemption before June 1, 2023.
